Zaharra helped us from the beginning of the process of buying a home all the way through moving into our dream home in Evergreen neighborhood of San Jose. The process of buying a home is frankly long and frustrating because its so competitive around here, but Zaharra was always responsive to our questions and knowledgeable about the current market and listings. Importantly, she was patient with us as we changed our opinion frequently and figured out our preferences about the neighborhoods and home designs.

We ended up making more than 5 offers with Zaharra before our sixth offer was accepted. That means we became proficient at searching for listings, viewing properties, vetting the disclosures, resolving any issues, and finally making the strongest possible offers. Zaharra kept up with a pretty fast pace search. After the offers were made, Zaharra always did her best to give us the leg up with the sellers agent - which was INCREDIBLY challenging for any agent because we were competing with up to 25 offers per house with other motivated buyers. After a few disappointing results in a competitive market, we began to get creative and simultaneously pursued both the "hot" properties as well as some "colder" properties up for auction or that were not being marketed well. It was this 2nd strategy that led us to our dream home with a motivated seller, that we were able to negotiate a great deal that was only $50 above asking price.

Finally, I just want to give extra credit to Zaharra's team led by Ian and Laura Batra for providing some extra muscle whenever it was needed. They acted quickly on our behalf to resolve a few small contract issues that appeared during the closing process, with a favorable outcome for us. Thank you!

Andrew was simply amazing! He is personable, energetic and extremely knowledgeable. We first met him at an open house at our condo complex and since we were planning to sell our condo shortly, we asked if he could stop by and give us an idea of what we could sell for. He and Ian met us and told us exactly what to expect and what they could do for us. We called the next day and hired Andrew to be our agent. Our property received multiple offers after the first open house. My wife and I recently sold a house in Cupertino and purchased two replacement investment properties in Seattle, Washington and Danville, CA using the 1031 Exchange process. We originally planned to buy a property in the Santa Clara area and contacted Zaharra. She was extremely knowledgeable with the neighborhoods, property values, market conditions and the 1031 strategy. We eventually decided to buy in Danville and could have changed to a local Danville agent but didn't because we were so impressed with Zaharra. She researched the market in Danville and we quickly succeeded in finding and purchasing a great Danville property. The transaction involved offers, counter offers, home inspections and negotiating addition credit from the sellers to correct property issues. Zaharra identified the issues, communicated clearly and offered solutions that were accepted by both parties. Zaharra was very responsive to all parties resulting in a smooth transaction with minimal stress. We had three agents while transacting the three properties and Zaharra is the one we would prefer to use in the future. We would give her SIX STARS if it was possible!

We purchased our first home thanks to Andrew and had a great experience with him. As a first buyer we needed explanations on the process and what to be careful of and Andrew has been patient and honest along the process which helped us make the right decision. During the negotiation, he spent time to push our offer in front with the seller agent and helped us writing a letter to the seller to make the offer more personalized/human which apparently helped a lot.

Andrew is extremely tactical, knowledgeable, and responsive, and we couldn’t have been happier with having him as our agent. He was fantastic at walking us through each step of searching, negotiating, and closing.

- Searching: After we contacted Andrew and he gathered info on what we cared about, we both found our dream home AND had our offer accepted *within a week*—I’m not exaggerating on the timing! Quick timing is critical in such a competitive area.

- Negotiating: In an area known for its competitiveness and bids over the listed price, he amazingly got us $50K off the listed price *without a counter-offer from the seller*, plus another $10K after we did further inspections.

- Closing: When our lender and title company made mistakes during the approval process, he was quick to jump in and offer to help us fix things. He didn’t have to do this, as we could have done it ourselves—but this really speaks to his character and how he worked side-by-side with us throughout this process.

In all parts of the process, he was extremely responsive and patient via text and call. He made us feel like he genuinely cared about us, as opposed to us simply being clients.

As an example of how intelligent his approach is: He suggested that we write a cover letter to the sellers to tell them about who we are. Not only did they accept our offer, but our letter was literally on their refrigerator the next time we visited after getting into contract. They told us the letter was a huge deal for them and they absolutely loved it!

We bought our house with help of Zaharra the process took only 3 weeks. She joined us in all the open houses and arranged showing in the evening. She is very good at keeping the communication channel.
